Salt Lake City’s Main Library is one of Utah’s most architecturally iconic buildings, recognized nationally for its design and civic impact.  Perhaps the most prominent feature of the Main Library is the vegetated green roof which is accessible by a dramatic exterior stair linking pedestrians from the adjacent open space to the rooftop above. After twenty years of service, the library completed a major renovation to address roof membrane failure, water intrusion, and aging rooftop terrace systems. The $7.8 million project replaced the roofing membrane, improved waterproofing, rebuilt landscaped areas and pathways, and redesigned the 48,000 square foot terrace to create more functional and welcoming public spaces.  

MOCA Services provided comprehensive project management support from design through construction, including reviewing documents, tracking progress, analyzing costs, and refining scope to stay within budget. During construction, the team conducted weekly site walks, monitored schedule performance, delivered monthly updates with photo documentation, participated in Owner–Architect–Contractor meetings, and reviewed invoices and change requests. 

The completed project restores the library’s essential roof systems and delivers a revitalized rooftop park that is precious to the Salt Lake City community.
